What Do We Mean by a Full Renovation?
At RAD Build, a full renovation means renewing the entire property, including bathrooms, kitchens, flooring, layout changes, windows, heating and cooling systems, doors, and electrical systems. In short, we transform your home to look and feel completely new.
Example Renovation Costs for a 100m² Home
Here’s a typical breakdown of costs for a full renovation:
- Demolition: €2,800
- Masonry Work: €10,150
- Electrical and Lighting: €3,670
- Flooring: €4,960 (laminated)
- Painting: €3,800
- False Ceilings: €3,600
- Interior Carpentry: €3,300 (doors)
- Exterior Carpentry: €7,000 (windows)
- Bathrooms (x2): €12,000
- Kitchen Renovation: €13,800
- Heating/Climatization: €6,500 (ducted systems)
Total Estimated Cost: €71,580 (excluding VAT). VAT is not taken into account in the final calculation, as it may be 10% or 21%.
Documentation and Permits
Of course, we cannot forget the processing of the necessary legal documentation.
There will be reforms that only need a “previous communication”. This is the case for reforms that are only of a bathroom, kitchen or that only touch coatings. In this case, a technical project signed by an architect is not required.
Other reforms require a “responsible declaration”. These are the reforms that include changes of distribution. In this case, a project signed by an architect is required. When it is necessary, we in Cubicup take care of it and we include it in a separate item with a cost of 300€.
In either of the two cases (prior communication or responsible declaration), you must pay fees that are related to the material execution budget (PEM). Simplifying, these fees are around 4% of the total budget of the work.
10% VAT Instead of 21%
If you’re planning a home renovation, take advantage of the reduced VAT (IVA) of 10% available for many projects in Spain. This special rate can make a significant difference in your renovation costs, but there are a few key criteria to meet:
- Who qualifies? The reduced VAT is available for private homeowners, not businesses.
- Property requirements: Your home must be at least two years old and used as a private residence.
- Material cost limits: To benefit from the 10% VAT, the cost of materials used in the renovation must not exceed 40% of the total renovation budget.
- Excluded items: Certain items, such as appliances and specific types of installations, are subject to the standard 21% VAT rate.

Completion & Handover
Upon completing the renovation, we conduct a final inspection and provide you with all relevant documents. We then hand over the keys to your newly transformed home.
